Other Costs:
Tax Certificate: The fee for a tax certificate is set by the municipality in which the property is being purchased and ranges from $20 to $55.
Title Insurance: A title insurance policy is a one-time paid premium of approximately $200 to $250. Many lenders require a policy to be purchased as part of the mortgage instructions.
Lender Portal Fee: If your lender is Bank of Montreal, Bank of Nova Scotia, Canadian Imperial Bank of Commerce, Royal Bank of Canada, or Toronto-Dominion Bank, a portal fee of $76.05 is incurred.
Identification Verification Fee: If you are signing your documents through videoconference, the Law Society of Manitoba requires your identification (passport/driver’s licence) to be verified. The service we use is Treefort and the fee is $26.25.
Xpresspost Postage or Courier Fee: Depending on where the seller’s lawyer is located, a cost of $20 to $50 may be incurred.

Identification Verification Fee: If you are signing your documents through videoconference, the Law Society of Manitoba requires your identification (passport/driver’s licence) to be verified. The service we use is Vaultie and the fee is $11.76.
Xpresspost Postage or Courier Fee: Depending on where the buyer’s lawyer is located, a cost of $20 to $50 may be incurred.
We do not charge any administrative fees in addition to the above listed legal fees such as: photocopying fees, file documentation retention fees, file maintenance fees, file opening fees, file closing fees, file storage fees, technology fees, or other unspecified miscellaneous/administration file expenses.
We are a BGRS Approved Third-Party Service Provider for R.C.M.P., C.A.F., and federal employee relocations. The legal fees, administrative fees, and disbursements invoiced will be in accordance with the terms of the BGRS Third-Party Service Provider Agreement at the time the service is performed.
